RPM Rincon Property Management Tenant Concerns


For now, the title of this blog includes the keywords "Tenant Concerns". Based on RPM's actions moving forward, we'll change the content of the blog to match their chosen business practices.

As tenants of this company, we have witnessed some red flags. They are currently significantly past due on evaluating/negotiating our deposit and we may have been duped into overpaying our last months rent.

Here are some other reports about this company on Google that is also cause for concern:


Note the 5 star reviews appear to likely be shills for the company.

We are sending the following correspondence to them today, July 18th, and for the purposes of consumer protection, we will publish their response to our demand to return a prorated rent refund and at least 60% of our deposit. Here is the letter we sent to them today that explains our experience with them and cause for concern.

Dear Maria ***** (anonymous for the moment):

RE: Termination of Lease and monies (deposit and prorated rent) to be returned.

As was agreed on May 18th, the property located at 7350 E Placita Sacra, was vacated and professionally cleaned (receipt available) on June 17th (cleaner than what appears in the photos when we began occupying the residence) with the keys returned on that same day. We paid rent for the entire month of June, although we were verbally promised a prorated refund for the remaining 13 days of June. In addition, we were promised multiple times that an inspection would be completed that would precipitate an evaluation of the return of a portion of our deposit within 2 weeks. To date, we have neither received compensation, nor any information of any kind.

After speaking with a representative at RPM in early May, we presented the issue of providing notice in the middle of May for a mid-June move. We asked about the terms of the lease that only referred to a 30 day clause for lease termination. We were assured by your representative that if we paid the full month’s rent in June, and moved in the middle of the month, we would receive a prorated refund for the overpaid rent.

We spoke with Joanna ***** on June 30th and she contradicted the representative we spoke with in May. She said that RPM does not issue prorated rent refunds in these circumstances. If the lease allows for this, then we have yet to find that clause. We are aware of a 30 day notice clause and 30 days notice was provided on May17th, and the keys were delivered to your offices on June 17th. If we were mistaken about the 30 day clause and we were told that we would have been required to move out by May 31st to avoid the overpayment of rent, then we would have made those moving arrangements. If we were given the incorrect information when we confirmed the mid month moving arrangement, then we will assume it was an honest mistake by RPM and accept the appropriate prorated rent refund. Please compensate immediately as we have waited over half of the month to receive it.

There is one issue with the property that should be addressed with a portion of our overpaid rent. One of the internal bedroom doors requires replacement. We received several quotes for this work and the highest of them was $175 (including installation). We would expect this amount (or less) to be deducted from what is owed to us.
We have requested the return of our deposit multiple times over the phone and we were assured that we would have a response within 2 weeks (giving time for the inspection, etc). It is now July 18th and we have yet to receive the prorated rent or the deposit or a notification of any kind.
We are concerned that perhaps this delay is an intentional attempt to take advantage of a law that gives RPM the right to keep our deposit after 20 days if formal notice is not received. Please accept this letter as not only formal notice for the return of the deposit, but also notice that we are prepared to formalize our approach to this matter.

Although we expect this matter to be resolved informally, we are concerned that your company’s business practice’s serve to mislead tenants at best and defraud them at worst. As a service to those who might to business with your firm, we are publishing this correspondence and your response to it at the following well tagged, titled and optimized blog: We expect an immediate response and resolution.


We will now optimize the blog to be a lighting rod for any other problems that tenants encounter with RPM Rincon and report those actions so that other unwitting tenants might be aware what may lie ahead. If their response is fair, we will report that as well.

  2. This company in unprofessional and unethical. The "manager", Debbie is horrible. Front desk person routinely subjects visitors to a view of her flabby babies ass cleavage. VERY unprofessional. They don't return phone calls or emails, give incorrect information to owners of the unit and make mistakes on the lease, then expect the tenant to pay for it. Look at their website. Wonder why they don't have any testimonials? All the bad reviews is why!!! Cannot stress enough just how bad this company is. DO NOT RENT FROM THEM!

  3. Go elsewhere if you want actual customer service and answers to questions. Maria cannot even read the lease correctly. RPM attempts to change lease terms in middle of lease due to their mistakes. If you are dealing with this company now, save all emails and correspondence to protect yourself!!

  4. This company takes weeks to fix things! They do not return phone calls or emails once you have moved in. Protect yourself and save all emails or send correspondence by certified mail for proof. Maintenance "supervisor" Josue is unprofessional towards female tenants.

  5. They do not conduct walk thru before you move in, expect you to do it. They attempted to change the lease in the middle of the lease due to a mistake that THEY made and expected lessor to pay for it. Not returning phone calls or emails is the least of any lessors' worry when leasing from them. Misrepresented lease terms, in writing, prior to lease signing, then agent refused to return any emails. Please, please use caution when dealing with this company. SAVE all correspondence from them for future reference!

  6. I've been trying to contact the office, leaving messages, sending emails and even resorted to sending a letter snail mail. I have yet to get a response and it's been over two weeks. They are trying to hold us responsible for HOA violations from April 2011...we didn't even move to Arizona until June. I'd look elsewhere, I can't wait until our lease is up!

  7. We cancelled our contract in late October of 2010, and got a $450 bill in May 2011. I called their office and the representative I spoke with told me the property manager who handled our account mishandled it and no longer worked for the company. The former property manager told me we were cancelled and all settled. Their current rep told me either pay or be sent to collections. She let me know that even though their employee told me we were all settled and cancelled that it didn't matter and we currently owe them $450. Their charges are exorbitant for small things. What they do is charge you a bunch of small charges that fit in under the contracted fee, and then once they add up you get a bill at the end of your yearly contract. We got a $2500 bill in May 2010 when our contract was up, even though no one was in the house. They magically found someone 1 week before contract being up, as we said we were planning on cancelling. This is the most shady business deal I have ever seen.

  8. Rented from RPM right after my divorce then my whole department laid off at work. Told them and gave them notice but then they could not find it. They rented the apt out after the month and started the collection calls for 3 months of rent which has now ballooned to 3400.00 RPM is where the term slum lord came from.........do not rent here and avoid them!!!!!!!!

  9. I am appalled at the lack of customer service this company offers. They never return emails...which is proably because they've changed your property manager without telling you. They take months to do repairs you have asked for and they lie about receiving your payment. Not to mention, the original house we were to rent from them was sold a week before we moved in. How do they not know about that? So unprofessional! DO NOT RENT FROM THIS COMPANY!!!

  10. RPM RIncon is the worst company I have ever dealt with. We had a leak in June and we are now moved out as of now but I couldn't get any help from them as far as trying to clean up the carpet after the leak and they didn't even have the decency to tack down my carpet afterwards. I wouldn't rent from them ever again. Also the condo I just left still has mold in the carpet because I have down a few tests and it is present as they show prospective renters the property

  11. Worst property management company! I have rented homes for the past 5 years in Az and have worked with several different property management companies and have never experienced anything even close to what I have with RPM. Attempting to view their listings for a potential new home is impossible. I've been leaving voicemails and emailing both the office numbers and local agent, Jared, since sine 3/30/11 without a single response. If they ignore me as a potential renter/patron I can only imagine how I would be treated as an actual client. The numerous negative reviews and my experience is a clear indicator of how they view their renters, home owners, and the properties themselves. What a disappointment!

  13. Avoid business with this company and Lou Parrish. Hawaii regulators issued a cease-and-desist order against Louis Dean Parrish for operating a multimillion-dollar Ponzi scheme...Google for details

  15. Horrible customer service. No one returns phone calls or keeps appointments. Terrible experience and the employees are worthless. They don't get a commission so they don't seem to care about anything

  16. Yes, no doubt this company is the worst in terms of integrity, honoring their agreements, inflating costs associated with lease termination, and the overall fabrication of cleaning fees. Never have I witnessed such practices.
